Why Redondo Beach roofs are the way they are
Redondo is really two towns. North Redondo rebuilt itself as townhomes over thirty years, and South Redondo kept its houses and its tile. The salt air is the one thing they share, and it's the thing the estimate has to get right.
Two on a lot
North Redondo's postwar tracts were split into two townhomes on a lot, from the eighties on, block after block of them. Shared walls, shared roofs, a parapet down the middle, and two owners who both have to sign before anyone climbs a ladder.
Tile in the south
The Hollywood Riviera and the streets above Riviera Village. Spanish and Mediterranean homes under clay and concrete tile from the fifties to the seventies, with underlayment that's decades past its life and salt air speeding it up. The tile's fine. What's under it isn't.
The condos on the water
The Esplanade, King Harbor and the blocks behind the pier. Condo and apartment buildings from the sixties and seventies with flat roofs, HOAs, and the highest salt exposure in the city. Board work, phased by building.
The salt air
Galvanized flashings that last thirty years inland show rust within a few years on the Esplanade and not many more in North Redondo. Every piece of metal on a Redondo roof is stainless, copper or aluminum, and every edge is sealed against the onshore wind.
The neighborhoods, and what's on their roofs
Redondo runs its own building department for all of this, from the townhome rows in the north to the tile on the hill in the south.
Between Manhattan Beach Boulevard and Artesia, the South Bay's townhome country. Two on a lot everywhere, built from the eighties to the 2000s, with tile, shingle and flat sections on the same building, and the roofs from the first wave now due. One of the most common jobs we do here.
The blocks up toward the Manhattan Beach line and along Artesia. More townhomes, some of the original postwar houses that were never split, and the small commercial buildings on the boulevard with flat roofs overdue for a coating.
South of the pier, the lettered streets running down to the water. Original beach cottages next to three story rebuilds, tile on some, shingle on most, and flat roofs with decks on the new ones. Salt air on every block.
The village and the hill above it, shared with Torrance. Spanish and Mediterranean homes under clay and concrete tile, ocean views, steep lots, and the underlayment failures that bring a lot of our Riviera calls. A lift and relay keeps the tile.
The condo row along the bluff and the buildings around the harbor and the pier. Flat roofs over sixties and seventies buildings, HOAs and boards, and the saltiest air in Redondo. Condition reports written so a board can read them, and work phased around residents.
The pocket between North Redondo and Torrance that never joined either. It\'s Los Angeles County, so the permit goes to the county's counter, not Redondo's. Same postwar homes, different paperwork. We check the address before we file.
What we do in Redondo Beach
The same services as everywhere, and the four the roofing company Redondo Beach CA homeowners call gets asked for most.
One proposal both owners can read, priced so it can be split down the parapet, the parapet flashed on both sides, notice to both doors, and one crew doing both halves in one visit so nobody's paying twice. If the building has an HOA instead, we write it for the board.
The tile lasts fifty years and more. The felt under it lasts twenty five, and less by the water. We lift the tile, replace the underlayment and flashings with materials rated for the coast, and put the same tile back, matched from salvage where one's cracked.
Roof replacement Redondo Beach townhomes need is usually tile or shingle in front and a flat section behind, redone together with coastal flashings and a cool roof rated product. The roof repair Redondo Beach owners call about is a rusted flashing, a lifted edge after a windy week, or a deck membrane leaking into the unit below, traced and fixed with photos. Roof replacement and roof repair
Condition reports a board can read, bids that separate must do from should do, repairs with residents in place, and replacements phased by building. We present to the board if it helps the vote.
A North Redondo townhome, both halves
Tile relay in the Riviera
A flat roof on the Esplanade
The materials that survive salt air, and the ones that don't
A Redondo estimate should name the metal in the flashings and the fasteners. Here's what we specify west of PCH, and why, and most of it applies east of PCH too.
Flashings in stainless, copper or aluminum
Not galvanized steel. Valleys, chimneys, walls, pipes and drip edge, all in a metal that doesn't rust in salt.
Stainless fasteners
Nails, screws and clips that won't stain the roof and won't let go when the head rusts off.
The parapet done on both sides
On a two on a lot, the wall between the units is the roof's weak point. Cap, counter flashing and membrane up and over, on both halves, in one visit.
Synthetic and modified underlayment
Never plain felt. Under tile, a membrane rated for tile and for wet mornings. Under shingle, synthetic underlayment with self adhered membrane at every valley and edge.
Sealed edges and fastened ridges
Onshore wind finds an unsealed edge. Drip edge, rake and ridge all fastened and sealed, and tile ridges fixed without mortar that cracks.
Finishes that hold their color
PVDF on metal, color through clay tile, and cool roof rated shingle granules. The sun off the water fades anything else in a few years.
This is our standard spec on Redondo Beach homes, and it's on the estimate line by line so you can compare it with any other quote.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.Posted on Google![]()

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.Posted on Google![]()

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.Posted on Google![]()

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!
Redondo Beach runs its own building department at City Hall on Diamond Street, with its own forms, fees and inspectors. It isn't the City of Los Angeles, so the LA cool roof ordinance doesn't apply. The state's Title 24 does, and we install rated material anyway. We've pulled permits here. How the cool roof rules work
The blocks west of PCH sit in the coastal zone, which adds its own review to new construction and major work near the beach. A like for like reroof usually doesn't trigger it, but a roof deck or a change in height can, and we tell you before you're surprised at the counter.
On a two on a lot, the roof belongs to both owners and so does the leak. We write one proposal both can read, price it so it splits fairly, give notice to both doors, and if there's an HOA over the building, we write it for the board instead. El Nido, the county pocket in the north, files with the county, not the city.
How it works, from the South Bay
Four steps, and on a townhome the first one includes knocking on the door next door.
A crew lead inspects the roof and the parapet, lifts a few tiles if it's tile, photographs the flashings for rust, and talks to both owners if the roof is shared.
Two or three options priced in writing, the flashing and fastener metals named, the underlayment named, and a split both halves can agree to.
Permit pulled at Redondo City Hall, or the county's for El Nido, HOA approval in hand if there is one, both halves done in one visit, the roof watertight every night.
City inspection passed, photos in both owners' hands, warranty registered and our guarantee in writing.
What a roof costs in Redondo Beach
A townhome half, a Riviera tile relay and an Esplanade building are three different numbers, and any roofing contractor Redondo Beach homeowners compare us against should be able to show why on the estimate. Here's what moves each on ours.
- The townhome. Priced by the roof, split down the parapet. Doing both halves in one visit costs each owner less than two separate jobs a year apart.
- The tile relay. Priced by roof area, a fraction of new tile because the tile is reused. Broken tile and deck repair as allowances, and coastal flashings on every line.
- The coastal spec. Stainless and copper cost more than galvanized. It's the difference between a roof that lasts and one that rusts.
- The building. Per square foot, with coat, recover or tear off priced side by side and phased by building for the board.
- What doesn't move it. The drive. Redondo is priced the same as Inglewood, plus the coastal materials the roof needs.
Every estimate is free, in writing, with photos. Read roof replacement cost in Los Angeles for the ranges by material.
Nearby, and the way

Our office is on La Brea Avenue in Inglewood, ten miles north, twenty five minutes down Aviation or the 405. Hermosa is next door to the north, Torrance wraps around the east and south, and the Riviera is shared between the two. Questions from Redondo Beach homeowners and boards
1. We share a roof with the unit next door. How does that work?
Both owners have to agree, so we write one proposal both can read, price it so it splits down the parapet, flash the parapet on both sides, and give notice to both doors. If there's an HOA over the building, we write it for the board.
2. Do you cover Redondo Beach from Inglewood?
Yes. The office is twenty five minutes away, Redondo is inside the line we work every week, and the roofers Redondo Beach homeowners see on our trucks are the same crew that does our Inglewood roofs. Same guarantee, same price per square foot as anywhere else, plus the coastal materials the roof needs. Our Torrance tile reroof is a few minutes from the Riviera if you want to see our work.
3. My Riviera tile roof is leaking. Do I need a new roof?
Almost never. The tile is fine and the underlayment under it has failed, faster here than inland because of the salt air. A lift and relay replaces the underlayment and flashings and puts your tile back. See tile roofing.
4. Why did my last roof rust so fast?
Almost always because the flashings, nails or clips were galvanized steel, which is fine inland and lasts a few years by the water. A Redondo roof needs stainless, copper or aluminum in every piece of metal, and a finish that holds its color. Ask any roofer who quotes you to name the metal.
5. Does the LA cool roof ordinance apply in Redondo Beach?
No. Redondo is its own city, so the state's Title 24 applies instead, which is strict on flat roofs and lighter on pitched ones in the coastal climate zone. We install cool roof rated material anyway, because the sun off the water is reason enough.
6. We're an HOA on the Esplanade. How do you work with the board?
We write the condition report and the bid so a board can read them, separate must do from should do, present on the call if that helps the vote, and phase the work by building with residents in place. See roofing for property managers and HOAs.
7. Is El Nido part of Redondo Beach?
Not for permits. El Nido is unincorporated Los Angeles County, so the permit and the inspection go through the county, not Redondo City Hall. We check the parcel and file in the right place.
8. How much does a roof cost in Redondo Beach?
A townhome half is priced by the roof and split down the parapet. A Riviera tile relay is priced by area and reuses your tile. A building is per square foot with the options side by side. Every estimate is free, in writing, with the coastal spec on its own lines so you can see exactly where the difference is.
