Roof maintenance plans in Inglewood and Los Angeles
The roof maintenance Inglewood and Los Angeles homeowners book to put off a replacement, not bring one forward. A crew lead comes out before the rains, fixes the small stuff while they're up there, and tells you what's coming.

Why Los Angeles roofs fail years early
The roof maintenance Inglewood and Los Angeles homes actually need is small and cheap. Roofs here almost never fail because they were bad. They fail because four small things were left alone until the first big rain found them.
Blocked drains and gutters
Leaves and grit back the water up under the edge of the roof. On a flat roof, a blocked scupper means a pond, and a pond finds every seam.
Sun baked sealant
The caulk around pipe flashings, vents and skylights dries out in a few LA summers. When it cracks, water follows the pipe straight in.
One cracked tile, one lifted shingle
A five minute fix in October. By February it's wet underlayment, and by the year after it's a new roof.
Santa Ana winds
A big blow in the fall lifts what was already loose. A pre rainy season roof check catches it before the first storm does.
What a tune up visit includes
A crew lead, a ladder, a bucket of sealant and about two hours. Here's what gets done while they're up there.
Clear the drainage
Gutters, downspouts, flat roof drains and scuppers cleared so water leaves the roof the way it's supposed to.
Reseal the penetrations
Pipe flashings, vents, skylight edges and exposed fasteners resealed before the old caulk lets go.
Fix the small stuff on the spot
A cracked tile, a lifted shingle, a loose ridge cap. Minor repairs are part of the visit.
Check every piece of flashing
Chimneys, walls, skylights and vents, where most Los Angeles leaks start.
Walk the flat roof for ponding and blisters
Standing water marks, blistered cap sheet and open seams noted and photographed.
Look in the attic
Stains on the decking, daylight through the boards and blocked vents, where there's access.
Clear the debris
Leaves, branches and anything holding water against the roof, removed and bagged.
Photograph and report
Before and after photos, and a short written note on what was done and what to watch.
Tell you what's coming
A straight read on how many years the roof has left, so a replacement is planned, not sprung on you.
Emergency tarp going on
Leak stopped at the source
Storm damage before repair
Pick the plan that fits your roof
Three ways to do this. One visit before the rain, a plan that has us back every year, or a program for a building. Prices are quoted before anything is booked.

How it works
Four steps, and then we're the ones who remember, not you.
Book
Call, text or use the form. We quote the visit from your roof size and set a time.
The visit
A crew lead works through the checklist, fixes what can be fixed there and then, and photographs everything.
The report
Before and after photos, what was done, what to watch, and how many years we think you've got.
Next season
On a plan, we call you before the rain to book the next visit. Off a plan, you call us.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.Posted on Google![]()

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.Posted on Google![]()

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.Posted on Google![]()

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!
Maintenance, repair or replacement? Here's the honest line
Preventative roof maintenance is the cheapest thing we do, and the roof maintenance Los Angeles homeowners get from us is meant to put off a new roof, not sell one. But it can't fix everything, so here's where each one belongs.
The roof is sound
It's under 15 years old, or older and well kept, and the problems are drainage, sealant and the odd tile. A tune up a year keeps it that way.
Something has already failed
A leak, a failed flashing, wind damage. Maintenance won't fix it, but the visit will find it and price the repair in writing.
The roof is at the end
Underlayment gone across the roof, repeated leaks, two layers already. We'll tell you, and we'll tell you how long you've got, so you can plan the replacement instead of being surprised by it.
Not sure which you're looking at? A roof inspection answers it, with photos.
Roof maintenance near you
Our office is on La Brea Avenue, so the roof maintenance Inglewood homeowners book with us is a short drive for the crew lead, and the same crew lead can come back next year. From there we cover the South Bay, the Westside and most of Los Angeles, and the roof tune up Los Angeles homeowners book before the rain is best booked early, because that's when everyone wants one.

Roof maintenance questions we get asked most
What does roof maintenance actually include?
Clearing the drainage, resealing the penetrations, fixing minor damage on the spot, checking every piece of flashing, walking flat roofs for ponding, a look in the attic, clearing debris, photos, and a straight answer on how many years the roof has left. The full checklist is above.
How often should a roof be maintained in Los Angeles?
Once a year for most pitched roofs, before the rainy season. Twice a year for flat roofs and for anything with a lot of trees over it, because drains block faster than you'd think.
When is the best time for a tune up?
September to November, before the first real rain. That's when a pre rainy season roof check pays for itself, and it's also when our calendar fills, so book early.
Can a tune up fix a leak?
A small one, often yes, while we're up there. A failed flashing or a leak that's been running a while is a repair, and the visit will find it, photograph it and price it in writing.
How much does a roof tune up cost?
It's quoted from your roof size and type before you book, so there's no surprise on the day. It's a fraction of what the first ignored leak costs.
Does maintenance affect my warranty?
It helps it. Many manufacturer warranties expect the roof to be looked after, and the photo record from each visit is the proof you'd want if you ever had to make a claim.
Do you maintain flat roofs and commercial buildings?
Yes. Flat roofs benefit most from maintenance, because ponding and blocked drains are what kill them. For buildings, see our commercial maintenance programs.
What is an annual roof maintenance plan?
A roof maintenance plan means we come back every year, before the rain, without you having to remember. You get the same crew lead, a growing photo record of your roof, and a call from us when it's time, without you having to think about it. Ask about it when you book.
Get ahead of the rain
Schedule a roof tune up and a crew lead will clear the drains, reseal the weak spots and tell you what's coming, before the first storm tells you instead.
