Roofing for property managers and HOAs in Los Angeles
The roofing contractor for property managers Los Angeles portfolios rely on when they're tired of chasing three vendors and a subcontractor nobody's met. One licensed, insured family crew, board ready reports, and a person who picks up.
License #1131531. Bonded and insured, certificates and W9 on request. Our own crew, never a subcontractor.
Talk to us about your portfolio
Kevin calls you back within one business hour to talk through your buildings and what you need from a roofer.
The three things we hear from managers about roofers
We hear the same complaints on every first call. Here they are, and here's what we do about each one.
One repairs, one replaces, one coats, and none of them knows the other's work. You get one crew for every roof in the portfolio, one contact, and one set of records that covers all of them.
Every visit ends in a written condition report with dated photos, what was found, what was done and what's coming, laid out so a board or an owner can read it without calling you.
Nothing is subcontracted. The crew on your roof is the crew that quoted it, insured under our policy, with certificates in your file. The accountability never leaves our name.
What working with us looks like
Property management roofing services should make your week quieter, not add a vendor to manage. This is the arrangement.
We walk each roof in the portfolio, photograph it and write it up. You get a baseline for every building, and so does the board.
Tenant leak, board question, insurer request. One call, and the person who answers knows your buildings.
An occupied building with water coming in goes to the front of the schedule. The response commitment is in the agreement.
Scheduled visits before the rain, drains cleared, penetrations resealed, small repairs done on the spot, and a report after each one. See maintenance programs.
Repairs and maintenance priced across the portfolio, not building by building, and replacements planned years out so nothing lands on the reserve fund as a surprise.
Notices before work starts, hours agreed, walkways and parking kept clear, and nothing left open overnight. Your tenants shouldn't know we were there.
Board ready, every time
The roofing contractor for property managers Los Angeles boards will approve is the one whose paperwork they can read. So ours is written for the board, not for another roofer.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.Posted on Google![]()

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.Posted on Google![]()

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.Posted on Google![]()

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!
Everything a portfolio needs, from one roofer
Repairs this week, a coating next year, a replacement planned for the year after. Same crew for all of it.
Repairs and leaks
Traced to the source, fixed with tenants in place, documented for the file.
Replacements
The HOA roof replacement contractor a board can approve. Phased around residents, priced on a fixed scope, spread across budget years if needed.
Maintenance programs
Scheduled visits that keep every roof performing and every warranty valid.
Restoration and coatings
Years added to a sound flat roof for a fraction of replacement, with no dumpster in the lot.
Condos, townhomes and HOA common roofs
Condo roof replacement is its own kind of job. Shared roofs over private homes, residents who all need notice, and a board that has to approve a special assessment or a reserve draw before anything starts. The HOA roofing contractor Los Angeles boards call should know how to phase a shared roof so no resident is ever the only one under a tarp. We do. For the buildings themselves, see apartment and multifamily roofing.
How we take on a portfolio
Four steps, and you can stop after any of them.
A call with Kevin
Your buildings, your current roofers, what's been going wrong. Half an hour, no pitch.
The survey
We walk every roof, photograph it and write the baseline report. You see the state of the whole portfolio on one document.
The plan
What needs doing now, what can wait, what to budget for over five years, with prices. Written for your board.
The agreement
A maintenance calendar, a leak response commitment and portfolio pricing, on one page. Then we're your roofer.

Questions property managers and boards ask us
Do you work with HOAs as well as property management companies?
Yes. HOA boards, community managers and self managed associations. We write reports for a board vote, phase replacements around residents, and structure pricing so it fits a reserve draw or a special assessment.
Can you handle a whole portfolio, not just one building?
Yes, and it's the arrangement we prefer. One survey across every roof, one contact, one maintenance calendar, one set of records. Tell us how many buildings on the form and we'll plan the survey around them.
What's in a condition report?
Dated photos of every roof, what's fine, what needs attention and what can wait, an honest remaining life per roof, and priced options for anything that needs doing. Written so a board can read it without calling you.
Will you present to our board?
If the vote is easier with the roofer in the room or on the call, Kevin will do it. The report is written to stand on its own either way.
How fast do you respond when a tenant reports a leak?
Occupied buildings go to the front of the schedule. Portfolio clients get a response commitment written into the agreement. Call the number and a person answers.
Do you carry the insurance our owners require?
License #1131531, bonded and insured, with certificates of insurance and a W9 sent for your file on request. If an owner requires a specific coverage limit or additional insured status, tell us and we'll confirm what we can provide.
Do you offer portfolio pricing?
Yes. Repairs and maintenance are priced across the portfolio rather than building by building, and larger work is quoted on a fixed scope with phased options.
What happens to a building that's leaking right now?
Call (323) 338 2878. We stop the water first, then find the cause and price the permanent repair. See emergency roof repair.
One call about your portfolio. No pitch, just a plan.
Tell us how many buildings you manage and what's been going wrong. Kevin calls you back, and you decide whether you want the survey.
