What a warehouse roof is up against

Big, flat, and full of holes somebody else made. Four things that decide whether a South Bay warehouse roof lasts.

Size and drainage

A 60,000 square foot roof has long runs to every drain and low spots nobody planned. Water that sits finds the seams, and the seams are the whole roof.

Skylights and rooftop equipment

Every skylight curb, HVAC unit, vent and conduit run is a place water tries to get in. On a warehouse there are dozens, and a lot of them were installed by someone who wasn't a roofer.

Sun on metal and built up roofs

South Bay sun cooks a metal roof's fasteners and splits a built up roof's surface. Rust and alligatoring are what we see on a lot of the older buildings in Gardena and Compton.

What's underneath

Racking, stock, forklifts and people. A leak over a warehouse floor isn't a stain on a ceiling. It's product, downtime and a safety problem.

What we do on industrial roofs

Four services, and most warehouse roofs need one of the first two before they need the third.

Warehouse roof repair

The warehouse roof repair Los Angeles operators call for. Skylight curbs, drains, seams and penetrations, fixed with the dock open and photographed for your file.

Coatings and restoration

Where warehouse roofs get the most years for the least money. Silicone over a sound built up roof, or a rust treated metal roof, with no tear off and no dumpster in the yard.

Reroofing

TPO or PVC over a big area, phased by bay, with the dock and the racking working underneath the whole time.

Maintenance programs

Drains and skylights checked before the rain, and a condition report for the landlord, the tenant and the insurer.

Systems for big roofs

Warehouse roofs are priced by the square foot, so the system decision matters more here than anywhere. Four systems do nearly all of the industrial work in Los Angeles. Here's when each one fits.

TPO

Best value over a large area. White, cool roof rated, and the standard for warehouse reroofs across the South Bay.

Metal roof coating

For the corrugated metal roofs on older Gardena and Compton buildings. Fasteners sealed, rust treated, silicone coated, for years more service.

Silicone restoration

Over built up and modified bitumen roofs that are worn but sound. Fixes the seams and the ponding, then coats the lot.

PVC

For food processing, chemical and anything with exhaust or grease on the roof. Costs more than TPO and earns it.

Emergency tarp going on

Leak stopped at the source

Storm damage before repair

Minimal downtime, and a safety plan for the roof

The building has to keep receiving and shipping. Here's how we work a warehouse roof without stopping the floor.

Around your receiving hours

Early starts, weekends and overnight where the operation needs it. We work out the schedule with whoever runs the floor, not just the owner.

Phased by bay

Big roofs are done a section at a time, so no more than one bay is under work and the racking beneath it can be covered or cleared.

Skylights and edges, guarded

Skylights are one of the most dangerous things on a warehouse roof. Every one is marked or covered before work starts, and edge protection goes up where the parapet is low.

Material by crane, at the quiet hour

Lifts booked when the yard is clear. Staging where you say. The dumpster away from the dock.

Built on family.
Backed by community.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!

How an industrial job runs

Four steps, and you have a document at the end of every one.

Step 1

Site assessment

Step 2

Priced options

Step 3

Schedule with the floor

Step 4

The work, then the paperwork

What industrial roofing costs

Per square foot, and on a warehouse the square feet add up fast. Here's what moves the number.

Every proposal shows the options side by side, per square foot and in total, with the downtime each one costs the floor. Read commercial roofing cost in Los Angeles for the ranges by system.

Industrial and warehouse roofing warehouse roofing contractor Los Angeles

Landlord or tenant?

On an industrial lease, who pays for the roof depends on the lease. Roof repairs often sit with the landlord, coatings and replacements are capital, and tenant caused damage is the tenant's. We write the report so both sides can read it and price the work so it can be split.

The South Bay industrial corridors

Our office is on La Brea Avenue in Inglewood, ten minutes from the corridors we work most, so we're the warehouse roofing contractor Los Angeles operators can actually get on site quickly. The commercial roofing Gardena operators call us for runs along Rosecrans and Artesia, the commercial roofing Compton buildings need sits along the Alameda corridor, the commercial roofing Carson logistics parks book is by the harbor, and Hawthorne's aerospace and industrial buildings are next door to us. LAX cargo in Westchester is on the same road.

Industrial and warehouse roofing questions

Can you fix a leak without stopping operations?

Almost always. We work around receiving hours, phase by bay, cover or clear the racking under the work, and never leave a section open overnight. The dock stays open.

If the panels are sound and the rust is surface, a coating system with the fasteners sealed and the rust treated buys years for a fraction of a replacement. If panels have rusted through or the structure is affected, it's a reroof. The assessment tells you which, with photos.

Because a skylight curb is a hole in the roof with four corners and a flashing somebody installed years ago. They're the first thing we check on every warehouse roof and the most common repair we do on one.

A coating if the existing roof is sound, because nothing is torn off and the per square foot cost is a fraction of a membrane. TPO if the old roof has failed, has two layers already, or the insulation is wet. Both are priced side by side in the proposal.

The lease decides. Repairs often sit with the landlord, capital work like a coating or reroof is the owner's, and damage caused by a tenant's contractor is the tenant's. Our report and pricing are written so the two sides can split it without a second opinion.

Every skylight marked or covered before work starts, edge protection where the parapet is low, a written safety plan, and crane lifts at the quiet hour. It's part of the proposal, not an extra.

Tell us the square footage on the form and we'll say straight whether it's a job we phase over weeks or one better suited to the larger industrial roofing contractors Los Angeles operators use for the biggest sites. Most South Bay warehouse roofs are well inside what the crew does.

Move or cover the stock, keep people out from under it, and call (323) 338 2878. We stop the water first, then find the cause. See emergency roof repair.
