What we roof
Anything new, and anything that has to tie into what's already there. Replacing an existing roof has its own page.
Detached ADUs
ADU roof installation from the framing up. Shingle, tile, flat or standing seam metal, matched to the main house or deliberately not.
Garage conversions and new garages
Most conversions start with a roof that was never meant to be lived under. We handle the garage roof replacement Los Angeles conversions usually need first, or a new roof on a brand new garage.
Home additions
The hard part is the tie in. We match the material and flash the join properly, which is why the home addition roofing Los Angeles homeowners get from us doesn't show a seam.
New homes and custom builds
Whole house roofing on new construction, working to the builder's schedule and the plans, from dry in to the final inspection.
Flat roof ADUs and roof decks
Modern ADUs often go flat. TPO, PVC or torch down with the drainage designed in, not added later. See flat roofing.
Multifamily and commercial new builds
Small apartment buildings, mixed use and commercial shells. See commercial roofing for how we work with developers and property managers.
Emergency tarp going on
Leak stopped at the source
Storm damage before repair
Homeowner or builder, here's how we work with you
Many of our new construction calls come from homeowners managing their own ADU. The rest come from general contractors who need a roofer who shows up on the day they said they would.
For homeowners
You get one point of contact
- We read your ADU plans and price the roof from them, before the framing is up.
- We coordinate with your ADU builder or framer so the roof goes on the week it's ready.
- We handle Title 24 cool roof compliance and the roof side of the inspection.
- You can match the main house or pick something different. We'll show you both.
- Written estimate, photos at every stage, 1 year guarantee on our work.
For builders and general contractors
You get a crew that holds the schedule
- The new construction roofing contractor Los Angeles builders call when the roof has to be on by a date, not roughly around it.
- Dry in on the date you give us, so your trades behind us aren't waiting.
- Our own crew on every job. Nothing is subcontracted, so the tenth ADU gets the same crew as the first.
- License #1131531, bonded and insured, with certificates on request for your file.
- Inspection ready work and one call to Kevin if the inspector has a question.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.Posted on Google![]()

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.Posted on Google![]()

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.Posted on Google![]()

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!
What Los Angeles requires on a new roof
Four things that decide what can go on an ADU or addition roof here. We build to all of them, and we'll walk you through how they affect your choices before you pick a material.
Cool roof compliance
New construction in Los Angeles has to meet the state's energy code. On the roof, that usually means a cool roof rated material. It shapes your color options more than your budget. How Title 24 works
Fire rating
Large parts of Los Angeles sit in fire hazard zones where a Class A roof assembly is required. Shingle, tile and metal can all meet it when they're installed as a system, which is how we install them.
Inspected with the build
The roof is inspected as part of your ADU or addition permit, through LADBS in Los Angeles or the city's Building and Safety in Inglewood. We're there for the roof inspection, so you don't have to explain our work to the inspector. Permit guide
Matching an addition to the existing roof
An addition roof has to do two things at once. Look like it was always there, and not leak where the new meets the old. We match the material, the color and the pitch where the plans allow, and we flash and counter flash the tie in so the join outlasts the rest of the roof. If the existing roof is near the end of its life, we'll tell you straight, because tying a new roof into a failing one is money spent twice. Roof replacement
Roofing systems for new builds
Which roof installation Los Angeles ADUs and additions get depends on the pitch, the look you want and the code. These are the four we install most on new construction.
Asphalt shingle
The quickest, most affordable pitched roof. Cool roof colors available.
Standing seam metal
The ADU favorite. Modern, long life, Class A, and light on the framing.
TPO and PVC flat
For flat and low slope ADUs and roof decks. White membranes meet cool roof rules by default.
Clay and concrete tile
To match a Spanish or Mediterranean main house. Your builder confirms the framing can carry the weight.
How it works with us
Four steps, and the roof goes on when your framing is ready, not weeks after.
Plans and estimate
Send the plans or a photo of the framing. We price the roof in writing, with two or three systems if you're still deciding.
Schedule with your builder
We lock a dry in date with your builder or framer, order the material and show up on it.
Install
Underlayment, flashing, vents and the system you chose, installed to the manufacturer's spec so the warranty holds.
Inspection and guarantee
We're there for the roof inspection, we walk it with you, and the 1 year guarantee starts.
What a new roof on an ADU or addition costs
Every ADU roofing Los Angeles homeowners ask us to price is quoted from the plans or the framing, in writing, with each option on its own line. Here's what moves the number.
- Roof area and pitch. ADUs are small, so the price is more about complexity than square footage.
- Material. Shingle is the baseline. Standing seam and tile cost more and last longer.
- The tie in. An addition that joins an existing roof needs flashing, matching and sometimes work on the old side of the join.
- Fire and cool roof requirements. Sometimes a color choice, sometimes a material change.
- Access and timing. A tight backyard lot and a fixed dry in date both shape the crew plan.
The estimate is free. If you have plans, send them over and we'll price straight from those.

Backyards across Los Angeles are filling up with ADUs, and most of the ones we roof are a short drive from our office on La Brea Avenue. We roof new builds across Inglewood, the South Bay and the Westside, and the ADU roofing Los Angeles homeowners book with us is scheduled around the framing, not the other way around.

ADU and new construction roofing questions
Do you work with my ADU builder?
Yes, and we'd rather talk to them early. We price from the plans, agree a dry in date with the builder or framer, and show up on it so the trades behind us aren't waiting.
Can you match the roof on my main house?
Usually, yes. We match material, color and pitch where the plans allow. If the main roof is an old style that's no longer made, we'll show you the closest match and an option that contrasts on purpose.
What's the best roof for an ADU?
Standing seam metal for a modern look and long life, architectural shingle for the lowest cost, TPO or PVC for a flat roof or roof deck, and tile if it has to match a Spanish style main house and your builder confirms the framing can carry it. We'll price two or three so you can compare.
Does an ADU need a cool roof?
In Los Angeles, usually yes. New construction has to meet Title 24, and on the roof that means a cool roof rated material. In practice it limits your color choices more than your budget. See cool roofs and Title 24.
How long does an ADU roof take?
Once the framing is ready and the material is on site, a detached ADU roof is usually days, not weeks. Additions with a tie in take a little longer. Your estimate carries the schedule.
Do you roof garage conversions?
Yes. Most garages were never roofed to be lived under, so a conversion usually starts with a new roof, new underlayment and proper ventilation. We'll tell you if the existing roof can stay.
Do you work with general contractors on new homes?
Yes. Whole house roofing on new construction, to the plans and the schedule, with our own crew on every job and certificates on request for your file. Call (323) 338 2878 to talk to Kevin directly.
Is the estimate free?
Yes. Send the plans or a photo of the framing and you get a written estimate with each option priced. No fee, no obligation.
