Why Torrance's roofs are the way they are
Torrance is the biggest city in the South Bay and the most varied. Tile on the hill, tracts on the flats, an old town in the middle and an industrial district by the harbor, and each one leaks differently.
Tile on the hill
Hollywood Riviera and the slopes above Walteria. Spanish and Mediterranean homes under clay and concrete tile, a lot of it from the sixties and seventies, with underlayment that's now decades past its life. The tile is fine. What's under it isn't.
The postwar tracts
West Torrance, Southwood, Seaside and North Torrance. Single story fifties and sixties homes with comp shingle, a lot on a second layer, and the flat addition out back that leaks before the main roof does.
Old Torrance
The original town around Torrance Boulevard and El Prado, laid out in 1912. Craftsman bungalows and Spanish homes a century old, some of them on the city's historic list, with roofs that have been replaced three or four times and framing that's seen all of it.
The industrial district
The refinery side, the aerospace and manufacturing buildings along the 405 and Western, and the warehouses toward the harbor. Big flat roofs, metal and built up, and the commercial roofing Torrance businesses book by the acre.
The neighborhoods, and what's on their roofs
Torrance runs its own building department for all of this, and the roofs change with the decade each part of the city was built.
The hillside above Torrance Beach, up to the Palos Verdes line. Clay and concrete tile on Spanish and Mediterranean homes, ocean views, and steep driveways. The underlayment under the tile is the reason a lot of our Riviera calls come in, and a lift and relay is usually the answer.
Below the Riviera, off Pacific Coast Highway and Hawthorne Boulevard. Sixties homes on larger lots, a mix of tile and shingle, and the flats where the tract roofs start. Where our Torrance tile reroof was shot.
The tracts west of Hawthorne Boulevard toward Redondo. Single story postwar homes, comp shingle, second layers, and the flat family room on the back. The most affordable roofs in the city to replace, and one of the most common jobs we do here.
Above the 405 toward Gardena and Lawndale, the older and denser end. Smaller homes, duplexes and apartment courts, flat roofs on the multifamily and shingle on the rest. Closest to our office.
The 1912 town center around El Prado and the historic district. Craftsman and Spanish homes, some listed, where what the roof looks like from the street can matter to the city. We check before we quote.
East of Western and south toward the harbor, plus the commercial blocks around Del Amo. Refinery contractors, aerospace suppliers, warehouses and retail, on flat roofs measured in acres. See industrial and warehouse roofing.

What we do in Torrance
Everything on the services page, and the four jobs a roofing contractor Torrance CA homeowners and businesses call gets asked for most.
The roof repair Torrance homeowners call about is a tile roof leaking at a valley or a pipe on the hill, or a tract home's flat addition on the flats. Leaks traced to the source, fixed with photos, guaranteed for a year, and a straight answer about whether the roof around the repair is sound.
Roof replacement Torrance CA tracts need is a tear off to the deck, cool roof rated shingle in a color that suits the house, a ridge vent, and the flat section redone at the same time. On the hill it's usually a lift and relay that keeps the tile. Priced side by side in writing.
The tile on a Riviera home lasts fifty years and more. The felt under it lasts twenty five, and the ocean air doesn't help. We lift the tile, replace the underlayment and flashings with materials rated for the coast, and put the same tile back, matched from salvage where one's cracked. The Torrance job above is one of these.
Commercial roofing Torrance businesses book with us runs from a retail roof off Del Amo to the warehouses and manufacturing buildings by the harbor. Repairs with the building open, coatings over sound metal and built up roofs, reroofs phased by bay, and a condition report for the owner and the insurer.
Apartment courts in North Torrance are covered on apartment and multifamily roofing. Inspections for a sale or an insurer are on roof inspection.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.Posted on Google![]()

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.Posted on Google![]()

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.Posted on Google![]()

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!
Torrance runs its own building department at City Hall on Torrance Boulevard, with its own forms, fees and inspectors, and enough volume that the counter has seen every kind of reroof there is. It isn't the City of Los Angeles, so the LA cool roof ordinance doesn't apply. The state's Title 24 does. We pulled the permit for the job above here. How the cool roof rules work
The Riviera climbs to the Palos Verdes Estates border, and the hillside brings steep access, salt air off Torrance Beach and, on some streets, the fire zone. A Class A assembly and coastal grade flashings are the spec up there, and we install both everywhere anyway.
The original 1912 town has a historic district and listed homes around El Prado. On a listed property, what the roof looks like from the street can go through the city's review. It's time rather than money, and we tell you before you're surprised at the counter.
How it works, from the South Bay
Four steps, and on a Riviera tile roof the first one involves lifting a few tiles, because you can't judge one from the driveway.
A crew lead inspects the roof and the attic, lifts tiles if it's tile, checks the flat section if there is one, photographs it all, and tells you what's a repair and what isn't.
Two or three options priced in writing, the tile relay beside a new roof if the tile is borderline, and the cool roof colors that suit the house.
Permit pulled at Torrance City Hall, the work done in days for most homes and phased by section for a big roof, watertight every night.
Inspection passed, photos in your hand, warranty registered and our guarantee in writing.
What a roof costs in Torrance
A West Torrance tract reroof and a Hollywood Riviera tile relay are very different numbers, and here's what moves each.
- Tile relay. Priced by roof area, a fraction of new tile because the tile is reused. Broken tile and deck repair as allowances, and coastal flashings on the Riviera.
- Shingle replacement. Layers to remove, the flat addition, the shingle grade and any soft plywood. The single story tracts are the most affordable roofs in the city.
- The hill. Riviera roofs are steeper, higher and harder to stage, and the estimate says so.
- Commercial. Per square foot, with coat, recover or tear off priced side by side and the downtime each one costs the floor.
- What doesn't move it. The drive. Torrance is priced the same as Inglewood.
Every estimate is free, in writing, with photos. Read roof replacement cost in Los Angeles for the ranges by material.

Questions from Torrance homeowners and businesses
1. How far are you from Torrance?
Nine miles. The office is on La Brea in Inglewood, twenty minutes from Torrance City Hall, and we've got a finished tile roof in Torrance you can drive past. A crew lead can usually be on a Torrance roof the same day for a leak.
2. My Hollywood Riviera tile roof is leaking. Do I need a new roof?
Almost never. The tile is fine and the underlayment under it has failed, which on a sixties or seventies house is decades overdue, and the ocean air speeds it up. A lift and relay replaces the underlayment and flashings and puts your tile back. The Torrance job on this page was one. See tile roofing.
3. Torrance has a lot of roofers. Why you?
Because you can check. A license you can look up, an office you can visit, a Torrance roof photographed before and after, and a crew that's been in the South Bay for three generations and answers its own phone. Compare that with any roofing contractor Torrance CA has on the list.
4. Does the LA cool roof ordinance apply in Torrance?
No. Torrance is its own city, so the state's Title 24 applies instead. We install cool roof rated material as the baseline anyway, because a cooler attic in a fifties tract home is worth having.
5. Do you do the big commercial roofs in the industrial district?
Yes. Repairs with the building open, coatings over sound metal and built up roofs, and reroofs phased by bay around a shift schedule. See industrial and warehouse roofing.
6. My house is in Old Torrance. Does the historic district affect the roof?
It can, on a listed property, where what the roof looks like from the street may go through the city's review. It's time rather than money. We check the address and tell you before we quote.
7. Is the Riviera in a fire zone?
Some streets near the Palos Verdes line are. We check the map for your address, and we install a Class A assembly everywhere in the South Bay regardless.
8. How much does a roof cost in Torrance?
A single story tract reroof is one of the more affordable roofs in the city. A Riviera tile relay is priced by area and reuses your tile. A commercial roof is priced per square foot with the options side by side. Every estimate is free, in writing, with photos.
