Why a roof by the beach is a different job

Four things about the coast that a roofer from inland has to know, or your new roof starts rusting before it's paid for.

Step 1 — Consultation and assessment

Salt air

Salt eats plain steel. Galvanized flashings, ordinary nails and standard fasteners that last thirty years in Inglewood can show rust in five within a mile of the water. The metal on a beach roof has to be specified for it.

Step 2 — A plan that fits your roof

The marine layer

Damp mornings most of the year. Underlayment stays wet longer, wood stays wet longer, and a tile roof's felt ages faster here than anywhere else we work. The underlayment line on a beach estimate matters more than the tile line.

Step 3 — Professional installation

Sun and wind

Afternoon sun off the water and a steady onshore wind. Finishes fade faster, ridge caps and hip tiles work loose, and an unsealed edge lifts. Every edge on a beach roof is sealed and every finish is one that holds its color.

Step 4 — Final inspection and clean up

The lots

Walk streets, narrow lots, three story homes on thirty foot frontages, and nowhere to put a dumpster. Access is planned before the material is ordered, and sometimes a crane is the only way up.

The neighborhoods, and what's on their roofs

Manhattan Beach is one city with one permit office, and inside it the roofs change block by block.

The Tree Section

The larger lots north of Manhattan Beach Boulevard. Spanish and Mediterranean homes under clay tile, and the newer builds under standing seam or slate look shingle. Where the underlayment under a tile roof is most often due.

The Hill Section

The view lots above the pier. Larger custom homes, a lot of tile and metal, and roofs designed by architects who care what the fifth elevation looks like from the street above. Access from the top of the hill, usually.

The Sand Section and the walk streets

The flats and the walk streets down to the Strand. Three story homes on narrow lots with flat or low slope roofs, roof decks, and the highest salt exposure in the city. Where TPO, metal and a good coating do their best work.

East Manhattan and Liberty Village

The postwar tracts east of Sepulveda, single story homes on regular lots with pitched shingle roofs, many on their second or third roof. Easier access, the same salt air, and the cool roof shingle colors that suit a ranch house.

Manhattan Village

The gated townhome and condo community by the mall, with HOAs, shared roofs, and boards to present to. Tile and shingle on a schedule, and a condition report the board can read before it votes.

The Strand and the pier blocks

The oceanfront row and the streets around the pier. The most exposed roofs in the city, flat and low slope, roof decks on most of them, and nowhere to stage a truck. Aluminum, stainless and a good membrane, lifted in by crane.

What we do in Manhattan Beach

The same services as everywhere, specified for the coast.

Tile roofing in Manhattan Beach

Tile roofing Manhattan Beach homes were built with lasts fifty years. The underlayment under it lasts twenty, and less by the water. A lift and relay keeps your tile and replaces what's under it, with a membrane rated for the coast and stainless or copper flashings so the next underlayment outlasts the felt by decades. Cracked and slipped tiles matched from salvage.

Metal roofing in Manhattan Beach

The metal roofing Manhattan Beach architects draw for the new builds in the Tree and Hill Sections is standing seam, and it's the right roof for the coast when the metal is right. Aluminum or Galvalume panels, a PVDF finish that holds its color in the sun, stainless clips and fasteners, and every edge hemmed and sealed against the wind. We install it, and we repair the ones already up there.

Roof replacement in Manhattan Beach

Roof replacement Manhattan Beach homeowners book with us is a coastal spec by default. Cool roof rated shingle, tile or metal, synthetic underlayment, self adhered membrane at every valley and edge, coastal grade flashings and fasteners, and the access plan for a walk street lot in the estimate.

Repairs, leaks, and HOA roofs

Rusted flashings replaced, ridge and hip tiles reset, roof deck membranes resealed, and the leak that only shows up when the wind is from the south. For the townhome and condo rows of Manhattan Village, we write the condition report the board needs and phase the work around the residents. Roof repair and roofing for HOAs

The materials that survive salt air, and the ones that don't

A beach estimate should name the metal in the flashings and the fasteners. Here's what we specify within a mile of the water, and why.

Flashings in stainless, copper or aluminum

Not galvanized steel. Valleys, chimneys, walls, pipes and drip edge, all in a metal that doesn't rust in salt.

Stainless fasteners

Nails, screws and clips that won't stain the roof and won't let go when the head rusts off.

Aluminum or Galvalume panels for metal roofs

Steel panels with the right coating survive the coast. Aluminum doesn't need to survive it. Either way, a PVDF finish, never polyester.

Synthetic and modified underlayment

Never plain felt. Under tile, a membrane rated for tile and for wet mornings. Under shingle and metal, synthetic underlayment with self adhered membrane at every valley and edge.

Sealed edges and mechanically fastened ridges

Onshore wind finds an unsealed edge. Drip edge, rake and ridge all fastened and sealed, and tile ridges fixed without mortar that cracks.

Finishes that hold their color

PVDF on metal, color through clay tile, and cool roof rated shingle granules. The sun off the water fades anything else in a few years.

This is our standard spec on Manhattan Beach homes, and it's on the estimate line by line so you can compare it with any other quote.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!
Its own permit office

Manhattan Beach runs its own building department on 15th Street, with its own forms, fees and inspectors, and it isn't the City of Los Angeles, so the LA cool roof ordinance doesn't apply. The state's Title 24 does. We've pulled permits here. How the cool roof rules work

Rules near the water

The west side of the city sits in the coastal zone, which adds its own review to new construction and major work near the beach. A like for like reroof usually doesn't trigger it, but a roof deck or a change in height can, and we'll tell you before you're surprised at the counter.

Boards and shared roofs

Manhattan Village and the townhome rows of East Manhattan have HOAs with approval rights over what the roof looks like and when the work happens. We write the proposal for the board, present it if it helps, and phase the work around the residents.

How it works, twenty minutes from the office

Four steps, the same as anywhere, with the access plan added.

Walk the roof

A crew lead inspects the roof, lifts a few tiles if it's tile, photographs the flashings for rust, and walks the lot to see how material gets up.

The estimate, with the coastal spec

Two or three options priced in writing, the flashing and fastener metals named, the underlayment named, and the access plan, crane included if needed.

The work

Permit pulled in the right city, HOA approval in hand if there is one, material delivered and lifted, the roof watertight every night and the walk street kept clear.

Inspection and handover

City inspection passed, photos in your hand, warranty registered and our guarantee in writing.

What a Manhattan Beach roof costs, and why

More than the same roof inland, and the estimate should show you exactly why. Here's where the difference is on ours, and where the roofing contractor Manhattan Beach homeowners compare us against should be showing it too.

Read roof replacement cost in Los Angeles for the ranges by material, and add the coastal spec to them.

Manhattan roofing contractor Manhattan Beach

Nearby, and the way to the office

Our office is on La Brea Avenue in Inglewood, twenty minutes up Sepulveda or the 405 from the pier. El Segundo is on the way, Hermosa Beach is next door to the south, and Hawthorne sits between. If you searched for a roofing contractor Manhattan Beach and got a list of companies from across the county, we're the one with the crew that's actually close.

Questions from Manhattan Beach homeowners

1. Do you cover Manhattan Beach from Inglewood?

Yes. The office is twenty minutes from the pier, and Manhattan Beach is inside the line we work every week. Same crew, same guarantee, same price per square foot as anywhere else, plus the coastal materials the roof needs.

Almost always because the flashings, nails or clips were galvanized steel, which is fine in Inglewood and lasts a few years by the water. A beach roof needs stainless, copper or aluminum in every piece of metal, and a finish that holds its color. Ask any roofer who quotes you to name the metal.

Usually not. The tile is fine and the underlayment under it has failed, faster here than inland because of the marine layer. A lift and relay replaces the underlayment and flashings and puts your tile back. See tile roofing.

The best one, when the metal is right. Aluminum or properly coated steel, a PVDF finish, stainless clips, and hemmed and sealed edges. Standing seam in the wrong metal with the wrong fasteners is the roof that stains and lifts. See metal roofing.

By hand from the nearest street, or by crane from the alley or a neighbor's driveway, booked for the quietest hour and cleared with the neighbors first. The access plan is in the estimate, not a surprise on the day.

Yes. We write the proposal for the board, present it on the call if that helps the vote, and phase the work around the residents. See roofing for property managers and HOAs.

No. Manhattan Beach is its own city, so the state's Title 24 applies instead, which is strict on flat roofs and lighter on pitched ones in the coastal climate zone. We install cool roof rated material anyway, because the sun off the water is reason enough.

More than the same roof inland, because of the coastal metals, the materials the beach cities favor, and the access. Every estimate is free, in writing, with the coastal spec on its own lines so you can see exactly where the difference is.
