Small buildings, big roofs, and roofers who don't call back

Inglewood and South Los Angeles are full of duplexes, fourplexes and eight unit buildings from the fifties and sixties. Their roofs are big, mostly flat, and mostly overdue. And they fall into a gap.

Too small for the big commercial firms

The companies that roof warehouses and office parks have a minimum job size, and a fourplex roof is usually under it. A quote can take weeks, if it comes at all.

Too big for most residential roofers

A house roofer with a three person crew can do your duplex. The eight unit building with the flat torch down roof and forty penetrations is a different job, and most of them will tell you so.

Right sized for a family crew

This is the multifamily roofing contractor built for exactly these buildings. Big enough for a twenty unit roof, small enough to answer the phone about a duplex.

What we do on multifamily roofs

The same four services as any building, done with the people living underneath in mind.

Repairs and leaks

The apartment complex roof repair that stops the call from unit 3B. Traced to the source, fixed the same visit where we can, documented for your file.

Replacements

Apartment roof replacement Los Angeles owners can schedule around their tenants. Phased by section, watertight every night, nobody moves out.

Restoration and coatings

For a flat roof that's worn but sound. Years added for a fraction of a replacement, with no dumpster in the parking lot.

Maintenance

Drains cleared and penetrations resealed before the rain, so the roof stays out of your tenant messages.

Duplex and fourplex roof replacement

Most of the small multifamily roofs we replace are two to four units on one lot, and they come in two kinds.

Pitched, older

Shingle or tile over two or four units, usually one roof

Flat, newer

Torch down or built up, often ponding, often two layers

Tenants

In place throughout, notices before every stage

Phasing

Front units, then back, never open overnight

Layers

Two already? The next one is a tear off

Cool roof rated material on the replacement

Duplex roof replacement is the job that's too small for one kind of roofer and too big for the other. For us it's a week's work with the same crew start to finish, and the fourplex roof replacement next door is the same job with two more front doors to knock on.

Working with tenants in place

Nobody moves out for a roof. Here's how we keep it that way.

A notice for every door

Dates, hours, what they'll hear, where not to park. Delivered before the first day, in plain language, so the calls come to us and not to you.

Hours that fit the building

Later starts on a building full of night shift workers. Earlier finishes where kids come home at three. We ask before we schedule.

One section at a time

We open only what we can close the same day, so a change in the weather never reaches a ceiling.

Walkways, parking and the mail

Access kept clear, the dumpster where you say, and nothing dropped near a doorway. Your tenants should know the roof got done because it stopped leaking, not because of us.

South Bay. Was wrestling with a flat roof project - aimed to reapply emulsion and replenish some of gravel aggregate for a square section of roof. Try to Improve pitch. Roof otherwise not damaged and in good shape. Kevin Garcia was pleasure to work with and understood needs straight up. We presented some scheduling nuances as to timing of the project, and kevin was flexible and met our needs. He was also reachable and responsive from day 1. We met with various roofers for assessment and estimates, and blue skyline was referred to us by nearby materials supplier, QXO. We’re very happy we went with them.

Great experience with Blue Skyline Roofing. Kevin came out quickly after my flat roof started leaking during the rain, identified the issue right away, and provided a detailed quote with photos and recommendations. The pricing was great, communication was solid, and the repair was scheduled and completed within a week of my first call. The work looks clean and professional and now we’re ready for the next storm. Definitely recommend Kevin and Blue Skyline Roofing.

Kevin prepared a detailed document before the job with photos and written description about the materials of our Cool Roof installation. The old roof had a couple leaks so we wanted to replace it with something new that would last a long time. Kevin was easy to communicate with and we were able to sort out the schedule.

I had a great experience working with Kevin. He is friendly, knowledgeable, and very responsive throughout the entire process. He showed up right on time for our appointment, and made everything feel smooth and stress-free. His pricing was fair and transparent, with no surprises along the way. It’s clear he takes pride in his work and values his customers. I would definitely recommend his company to my friends and family and wouldn’t hesitate to work with him again in the future!

For owners and investors

A roof on a rental building is a cash flow decision, and a few things about it are worth saying plainly.

Your insurer is looking at the roof

Carriers across California are asking for roof age and condition at renewal, and a roof past its life can mean a non renewal. A dated condition report from us, or a new roof with a warranty, is what they want to see.

A leak costs more than a repair

Water in a unit means a tenant call, a ceiling, sometimes a rent credit, and sometimes a vacancy. The repair that stops it is almost always the cheapest line on that list.

Phase it, or coat it, but plan it

A replacement can be split across two budget years. A sound flat roof can be coated instead. Either way, a replacement you planned costs less than one a storm scheduled for you.

Buying a building? A roof inspection before you close tells you the roof's remaining life and what to ask the seller for. Managing several? See roofing for property managers.

How it works

Four steps, and your tenants only see the last two.

Step 1

Assessment with photos

Step 2

Written options

Step 3

Notices and schedule

Step 4

The work, then the paperwork

What multifamily roofing costs

Priced by the roof, not the number of units. Here's what moves it.

Every estimate is free, in writing, with photos, and shows repair, restoration and replacement beside each other when more than one applies.

Multifamily roofing near you

Our office is on La Brea Avenue in Inglewood, surrounded by the duplexes, fourplexes and small apartment buildings we roof most. From there we're the apartment building roofing contractor Los Angeles owners call across South LA, the South Bay and the Westside.

Apartment and multifamily roofing questions

Do you roof duplexes and fourplexes, or only big buildings?

Duplexes and fourplexes are much of what we do on the multifamily side. They're the buildings that fall between the big commercial firms and the house roofers, and they're the ones around our office.

No. Every multifamily roof we do is with tenants in place. Notices before each stage, hours agreed for the building, one section open at a time, and nothing left open overnight.

Yes. A dated condition report with photos and a remaining life estimate, or after a replacement, the warranty paperwork. Both are what carriers ask for at renewal.

It's priced by the roof, not the unit count. Area, system, how many old layers come off, penetrations and access all move it. Every estimate shows the options side by side. Read the cost guide for ranges by system.

Usually days, not weeks, once the material is on site. The estimate carries the schedule so you can tell tenants what to expect.

Both. Torch down, TPO and coatings on the flat roofs that most South LA multifamily buildings have, and shingle or tile on the pitched roofs of older duplexes. See flat roofing.

Yes. One survey across every roof, one contact, one maintenance calendar. See roofing for property managers and owners.

Call (323) 338 2878. We stop the water first, then find the cause and price the permanent repair. See emergency roof repair.
